5 Signs Your Lafayette Garage Floor Needs a Professional Coating

March 18, 2026

Bare concrete in a Lafayette garage is a temporary surface, not a permanent one. Here are the five clearest signs we see when homeowners reach out — and what each one means about the condition of your slab.

1. Surface dust that never goes away

If you sweep your garage and there's a fine gray dust on everything within a week, your concrete is shedding. That's the cement matrix breaking down at the surface — a sign the slab is unsealed and being slowly worn by foot traffic, tires, and humidity cycling.

2. Oil stains that won't lift

Concrete is porous. Once oil, brake fluid, or transmission fluid soaks in, it's effectively permanent. A coating doesn't just hide stains — it prevents the next one from happening.

3. Hot-tire pickup

If you've previously had a coating and it's now lifting in tire-shaped patches, that's hot-tire pickup. It's almost always caused by epoxy that wasn't formulated for high heat or wasn't applied with proper prep. Polyaspartic is engineered to resist it.

4. Spalling and pitting

Small chips and pits in the surface — usually around the garage door — mean the concrete is failing freeze-thaw cycles or moisture vapor pressure. Catching it now means a full repair plus coating. Waiting means a re-pour.

5. Cracks getting wider

Hairline cracks are normal. Cracks that have visibly widened year-over-year are not. They need to be cleaned, structurally filled, and locked down by a coating system before they spread further.
